Protecting Pipes From Freezing in California's Mountain Communities

March 14, 2026 · 6 min read

From Tahoe to the Sierra foothills, freezing pipes are a real winter risk. Here's how mountain-area homeowners can prevent costly bursts.

Why Mountain Communities Are Different

While most of California rarely deals with freeze risk, higher-elevation communities in the Sierra Nevada, Tahoe Basin, and mountain areas of Southern California routinely see hard freezes each winter. Homes built without the insulation standards common in colder climates are especially vulnerable to burst pipes.

Insulate Exposed Pipes

Pipes running through unheated crawl spaces, garages, exterior walls, and attics are the most common freeze points. Foam pipe sleeves and heat tape are inexpensive, effective protection for these vulnerable runs, and should be checked each fall before temperatures drop.

Let Faucets Drip During Extreme Cold

A slow, steady drip keeps water moving through pipes during a hard freeze, relieving pressure buildup that leads to bursts. This is especially important for fixtures on exterior walls or in unheated spaces.

Seal Gaps and Drafts

Cold air infiltration through unsealed gaps around pipe penetrations, vents, and foundation openings dramatically increases freeze risk. Simple caulking and weatherstripping around these areas adds meaningful protection.

Know Your Shut-Off Valve

If a pipe does freeze or burst, knowing exactly where your main shut-off valve is — and confirming it turns freely before winter arrives — can be the difference between a minor repair and significant water damage.

Seasonal or Vacant Properties Need Extra Care

Many mountain-area homes are second homes or vacation rentals left unoccupied for stretches of winter. For these properties, we recommend a pre-winter inspection, adequate heating maintained even when vacant, and in some cases a full water system shutdown and drain-down if the home will be empty through the coldest months.
